I have more than 10 years expert witness experience.
Areas of Expertise
My expert witness experience includes: expert review and evaluation of construction project history; forensic analysis; evaluation of architectural, engineering and construction firms responsibilities and billing practices.
My consulting services include: Acquisition due diligence, property conditions assessments and feasibility studies for over $1.3 Billion in real property; Zoning and bulk studies resulting in planning permission to increase square feet of a suburban office complex; Tenant distribution studies for marketing program; tenant awareness program for the asbestos abatement program; legalization studies for multi-tenant floor development; advised in the evaluation and feasibility of undertaking mandatory and elective capital improvements, ranging from code compliance issues to exterior restoration; Design / constructibility feasibility studies for developing a headquarters Spanish Government building.
My entire educational and professional career has been predicated on the various principles of Urban Design, which is the discipline, (along with traditional City Planning Theory), upon which Form-Based Codes are formulated. Urban Design focuses on the 3-dimensional design relationship of groups of buildings and the spaces which unite them.
After doing my Architectural degree and the Master’s Program in Urban Design and Architecture, my career has been divided into tranches of architectural, Urban Design, City Planning and Real Estate Development, along with heavy involvement in Engineering, Construction and Real Estate financial analysis.
I was the lead Urban Designer on various city-wide Educational Site location assessment and the head Planner for a university campus.
I was the head Urban Designer and Architect for the 2,500 acre, 10,000 resident development of a resort.
I was a key participant in various Urban Renewal Projects.
I have lectured on Urban Design and Advocacy Planning at universities.
I have over 40 years experience in developing Resort developments including Hotels, Golf Developments, etc. in both the US as well as Europe. My involvement was at all levels including financial analysis and underwriting pro forma development, negotiations with equity and debt lenders, financial reporting during development, budget and schedule development and tracking, hiring and managing all disciplines including the Marketing consultants, design teams and construction entities, and bringing them to Operational status.
I have developed Golf Resorts in Spain, and resort hotels in Spain, US and Turkey.
I have handled many projects where this was a major issue. Last year I audited a $100m condominium project that had several scheduling delay issues. And many others with major schedule impacts.
I have represented a defendant in a case of a fall on an exterior stairway. I deal with code issues related to egress paths and stairways every day in my work of managing some 36 projects in 12 buildings in Manhattan, Brooklyn, and New Jersey.
