Expertise DescriptionI have over 30 years experience in commercial real estate appraisal with expertise in market analysis, hotels, motels, shopping centers, office buildings, industrial building and self-storage. In addition to litigation support and expert witness services, my firm provides appraisals of complex commercial real estate for a variety of clients, including lenders, insurance companies, and other institutional clients. I have also offered my services as a commercial real estate appraisal expert witness for more than 20 years by providing numerous clients with consultations, deposition, and courtroom testimony.
Areas of Expertise
My expert witness experience includes appearances in courtrooms, depositions and in public forums. I have been approved and appeared as an expert witness in U.S. Bankruptcy Court, various circuit courts and local zoning boards of appeals. In this capacity, I have prepared appraisals for litigation purposes and provided litigation consulting services to attorneys involved in the cases relating to strategy, cross-examination, direct examination, witness impeachment, etc. Noteworthy litigation cases have involved an urban mixed-use property with a mall and a hotel in Indianapolis, Indiana; a residential development site with boat slips in Naples, Florida; a suburban office campus in Schaumburg, Illinois; several self-storage facilities in northern Illinois for bankruptcy and civil fraud proceedings; golf course community in Naples, Florida for bankruptcy proceedings; an historic former courthouse in Detroit, Michigan for a civil fraud trial; a fractured condominium conversion in Tampa, Florida for a foreclosure and possible bankruptcy; an assessment appeal for a regional mall in the Midwest; a foreclosure and possible bankruptcy for a hotel in Connecticut; assessment appeals for multiple supermarkets and community shopping centers in Iowa; a malpractice insurance claim relating to a transaction involving a single-room occupancy hotel in Chicago, Illinois, and a litigated assessment appeals for various hotel-casino properties in Iowa and Indiana.
My consulting experience includes the preparation of market feasibility analyses for a variety of properties, including: a proposed mixed-use (residential, hotel, retail, entertainment and office) development in Northbrook, Illinois; proposed self-storage facilities (these include a proprietary market saturation analysis that I have developed); continuum-of-care and assisted living projects in the Midwest; highest and best use studies; market segmentation analyses for proposed urban residential properties for both new construction and adaptive reuse; a land use recommendation for a planned unit development in Myrtle Beach, South Carolina; rental verses condominium determinations for multi-unit housing projects.
In addition to the above-mentioned appraisal, consulting, and expert witness assignments, my professional experience include a diverse array of commercial real estate including CBD and suburban office properties, all types of retail properties from net-leased stores to regional malls; urban high-rise residential and mixed-use properties throughout the country; institutional level garden and high-rise apartments; resort, water park, full-service, limited-service and boutique hotels; a golf course resort in Galena, Illinois; industrial properties including manufacturing properties, R & D properties, flex-space; cold storage properties and warehouses; land and subdivision projects and self-storage properties. Some of the more unusual assignments have included a wet corn processing facility and ethanol plant in Iowa; a LEED Platinum cold storage building with a 750-kw wind turbine in Chicago, Illinois; a portfolio of data centers in Washington; a partial interest in a CBD office property in Chicago, Illinois; bed and breakfast properties in various states;hotel-condominium developments in several states; an historically significant office property in Washington, D.C.; and adaptive reuse projects throughout the country. I have extensive national experience and outstanding professional contacts throughout the country. I also have given presentations on various topics over my career. Most recently, I was presenter at the Appraisal Institute National Meetings on the topic of ad valorem assessment appeals.
Last year I appraised temporary construction easements on a parking lot in Chicago. The case was settled. I regularly appraise easements.
