Expertise DescriptionI have more than 25 years experience in the field of Real Property Damage Economics with expertise in large cases of disaster. I have experience with valuation, diminution-in-value and litigation support matters involving commercial, industrial, subdivisions and vacant land properties, as well as single and multi-family residences. Diminution issues include environmental contamination, eminent domain, soil or geotechnical, construction conditions, natural disasters, bankruptcy, and project delay and tragedy. I have over 25 years expert witness experience with consultation, deposition, and courtroom testimony.

I have about 28 years of real estate appraisal experience in Orange County along with forensic and litigation support.
I have extensive experience in California with land use and easements, easement valuation and property value diminution caused by easements.
I have significant experience in the area of eminent domain (both agency and property owners) and the valuation of subsurface reserves or royalty interests of nonmetallic minerals, e.g. rock (not valuable like granite), aggregate, sand, topsoil, caliche, etc. esp. as they are valued in the ground. My approach to valuation of these resources has been upheld in CA appellate court and stands as the authoritative case in eminent domain litigation. I also have a TX appraisal license and have been working there off and on for the past two years.
